NOTE: Furnace inspections are required on any furnace dated over one year old. The buyer/client is responsible for providing for the cost of the furnace inspection.

Utilities must be turned on prior to the scheduled
inspection date for a complete inspection

Inspections average 3-4 hours in duration

Inspection Procedures

Step #1
Client signs contract & makes offer to purchase residential property

Step #2
Offer is signed & accepted by all parties

Step #3
Agent provides a copy of signed contract to NeighborWorks® of Pueblo

Step #4
Client comes into NeighborWorks® of Pueblo’s office and signs hold harmless form and pays inspection fee

Inspection is scheduled to inspect the property

Inspection report provided to client

Inspection

NeighborWorks® of Pueblo’s inspection department exists to support the loan services department in its goals for homeownership assistance. The inspection department offers discounted inspections to all first-time home buyer clients of NeighborWorks® of Pueblo and clients of its lending partners.

$180 INSPECTION FEE

UNLIMITED INSPECTIONS UNTIL CLIENT PURCHASES HOME

Applicants can apply for VA, FHA, Fannie Mae, or other conventional insured mortgage loans under any private lender program. The borrower must seek the maximum amount of mortgage financing from conventional lenders and invest the maximum amount of their own funds towards their own down payment and closing costs. The home, when assisted by HDAP funds, must meet minimum HUD housing quality standards for health and safety codes. The borrower must qualify for a first-time mortgage through a private lending institution.
